About Delta District: New Belgrade’s new skyline

Rising beside Sava Centar in the business heart of New Belgrade, Delta District brings a 100-metre residential tower, a Class A office building and the return of the InterContinental hotel brand to Belgrade, in one of the largest private developments in Serbia.

The back story

New Belgrade was built from nothing. In 1948 work began on a brand-new capital for Yugoslavia on the marshy plain across the Sava from the old town, laid out as a grid of numbered blocks of housing, offices and parks between wide boulevards. In the 1970s Block 20, close to the Sava, became one of its showpieces.

Here Sava Centar was built, a vast congress and concert hall that opened in 1977 to host a major international conference, and beside it rose Belgrade’s first InterContinental hotel, designed like Sava Centar by the architect Stojan Maksimović. For a generation this was where the world came to Belgrade: summits, film festivals, concerts and conferences. The hotel lost the InterContinental name in 2006 and, after it was bought by Delta Holding, reopened in 2014 as the Crowne Plaza.

Half a century after Sava Centar and the first InterContinental put New Belgrade on the world map, a new generation of towers is rising beside them.

Delta District

In 2021 a new city plan opened Block 20 to towers of up to 100 metres, and in 2024 Delta Holding, the Belgrade group behind the Delta City shopping centre, announced Delta District on the empty land next door: its largest single project, a complex of about 100,000 square metres and more than €250 million, developed by its property arm, Delta Real Estate.

There are four buildings. The tallest is a residential tower of about 100 metres, crowned by a pool on its roof with views across the city. A second residential tower rises to about 50 metres, joined by a Class A office building and a five-star InterContinental hotel of about 200 rooms, bringing the famous name back to Belgrade some twenty years after it left. Residents are promised hotel-style living, with a concierge, spa, gym, private cinema, restaurants, private gardens and a play area for children.

How it is built

Construction got under way in 2025, and by the summer of 2026 the steelwork had reached 95 metres. The towers have glass facades with softly rounded corners and integrated solar panels, and the complex is heated and cooled partly by geothermal probes deep in the ground. Delta is aiming for LEED Platinum and WELL certification, international standards for green and healthy buildings.

What it means

Delta District is part of a new wave of building that is giving New Belgrade a modern skyline of glass towers to stand beside its famous modernist landmarks. The developer has said the hotel should open around the end of 2026 or in time for EXPO 2027, with residents moving in during 2027. For visitors it will mean another five-star hotel, restaurants and bars in the heart of New Belgrade’s business district, a short tram or taxi ride from the old town and a walk from the Sava riverside.
